Flooding: The vital questions

WITH many parts of Europe suffering from summer floods, BBG Surveyors has compiled a list of tips to consider when buying a home.

• Simple, but when viewing a property, has it ever been flooded? Law requires transparency on this issue and sellers must give an honest answer.

•Do some background research; central government and local authorities have specialist sections giving advice about flooding and risk ratings. Visit the Floodline pages at www.environment-agency.gov.uk or call them on 0845 988 1188. Among other features, you can enter a postcode and get an instant, on-line risk assessment.

• If there is a risk of flooding, but you're still looking to proceed with the sale, it is advisable to have a detailed survey on the property. Have there been any tell-tale repairs as a result of floods or evidence of residual damp which may not be visual to the naked eye?

• A qualified surveyor who has good local knowledge will know which properties have been affected by floods in the past. Naturally, the more detailed, the more costly, but look to pay from £250 upwards. However, the information it reveals may prove priceless.

• In a detailed survey, especially when there is risk of flooding, the surveyor will inspect the impact that the property's environment may have on its condition.
